The Boulders Retreat sits seamlessly amongst the rugged boulders above Lake Dunstan in Central Otago. It is a vibrant haven, designed to provide a tranquil, comfortable and luxurious stay with all modern amenities. The Retreat


The Boulders Retreat is a perfect place for rest, relaxation and a base for the many activities and adventures that Central Otago offers.

In a nutshell

There are two main bedrooms, a master with a king bed, walk in robe and spacious ensuite and a second bedroom with a queen bed and convenient access to the main bathroom. There is also a compact bunk room which has two bottom bunks for use. There is open plan living with a spacious fully equipped kitchen (and outside Weber BBQ) , living and dining area. You can relax in the beautiful outdoor organic bath on the front deck or tuck yourself away in the wee snug to watch a movie or read a book. There are multiple outdoor spaces to follow or hide from the sun and be sheltered from the wind. This includes a covered courtyard with a comfy seating area. There are also many spots on the property to take in the views. There are three tracks marked around the property and also a lookout seat located on the hill above the garage.

The property has a detached garage with two car bays and a fast EV charger. A great place to store your bikes or any outside gear while you stay.

The utmost thought and care has been given to creating a unique experience for your enjoyment during your stay.

The Location


The retreat is the highest property in ‘The Boulders’ subdivision, positioned approximately 180 metres above Lake Dunstan and is 40 hectares in size. ‘The Boulders’ is accessed via electric gates providing an added level of security and privacy. These gates are shared with our three wonderful neighbours.

It is a short 10 minute drive to Cromwell, 30 mins to Wanaka, 45 to Queenstown and 20 to Clyde making it very accessible to shops, restaurants, wineries, historic sites as well as the Highlands motorsport park, lake and cycle ways.

Sustainability


It was important to us to prioritise both environmental harmony and human wellbeing in creating this retreat.

The home has been built meticulously and to passive standards for added resilience in Central Otago’s harsh climate, providing a comfortable indoor living environment all year round.

Where possible, locally made and sustainable materials have been used not only in the build but also for the furniture and fittings.

Care has been taken to ensure the home was positioned on site without disturbing its surroundings and embracing the land and natural environment as well as minimising the effect on the Pisa Moorings community directly across the lake..

Consumables, produce and the breakfast provisions have been sourced locally and organically where possible.

What is included in my stay?
  • Breakfast provisions – bread, eggs, bacon, honey and jams, yogurt, cereals.
  • Coffee, a selection of teas, milk and juice.
  • Welcome gift of locally produced wine, nibbles and fresh seasonal fruit.
  • Basic pantry supplies including sauces, salt and pepper, spices and oil.

  • Natural (where possible), locally sourced consumables.
  • Pre-arranged services for stays of longer than two nights.
What are the house rules?
Our house etiquette has been put in place following local council requirements for traveler accommodation at the property.

  • ‘The Boulders’ is a gated property, shared with three amazing neighbors and we request that you respect their privacy and lifestyle.
  • Given the rugged terrain and house design and fittings, the retreat is for adults-only. No children under the age of 16 are permitted on the property.
  • We do not have permission for parties or events.
  • No amplified noise is permitted to be used around the property and the use of the outdoor areas are restricted to between 7am and 10 pm daily.
  • Smoking or vaping only permitted in the designated smoking area outside.
  • Be aware of any potential fire risk outdoors.
  • No pets/animals are permitted on the property.
  • No unregistered guests are allowed. The accommodation is consented for a maximum of 6 guests only.
  • We kindly ask that you observe the 3pm check-in and 11am check-out times.
  • This is a brand new home with high end fittings and luxurious furnishings and we ask that you take care of the home so we can continue to offer quality stays for many years to come.
Is there cell phone coverage and wifi?
We provide unlimited wifi via our Starlink installation which is pretty reliable. Cell phone coverage can be patchy but is good from the small hill above the garage.
What should we bring?
Sturdy walking footwear and long trousers are suggested if you are planning any walks around the property as there are some prickly plants.

Any provisions for lunches and dinners if you are intending to stay in.

What else should I be aware of?
We are still working on the landscaping around the house and garage and have a rabbit fence around the property so care needs to be taken when stepping over the fence.

We have two power lines that run through the property. Both are at a safe distance from the home.

What is a passive house?
Passive House is an internationally recognised building standard that delivers a building that requires very little energy for space heating or cooling. The result is a home that provides a warm and comfortable living environment. The temperature is even throughout the home and operates typically between 20 and 25 degrees while consuming minimal energy. Passive Houses consume between 75%-90% less heating energy than a conventional house. This home is an eHaus Euro home which has been built to the highest standard so should be healthy, comfortable and much better for the planet than a traditional NZ build.
